Steps I take towards your successful home purchase or sale!

Your step by step guide outlining all functions required by your Real Estate agent Colleen Madden, your Lender and Title Company for a successful Real Estate Transaction.

I have color-coded the steps in your transaction to indicate what is required of each member of your "team" and in what order they are normally performed

RED - Colleen, Realtor

GREEN - Lender

BLUE - Title Company

BLACK - All Team Members

I've numbered these functions for your convenience, however, some of these occur simultaneously.

  1. Pre-qualification issued & loan programs discussed
  2. Property previewed and selected
  3. Offer presented
  4. Contract ratified
  5. Escrow opened, deposit check deposited, Preliminary title report ordered
  6. Loan application taken
  7. Home Inspections ordered
  8. City Inspections ordered (may wait to be ordered until contingencies are released to avoid wasting money)
  9. Credit report ordered
  10. Appraisal ordered
  11. Contract reviewed-dates noted
  12. Preliminary title report reviewed and forwarded to Lender and Colleen Madden
  13. Disclosure package provided
  14. Loan program selected
  15. Inspections reviewed and/or contingencies released
  16. Loan contingencies released Deposit increased
  17. Receipt of increased deposit
  18. Final accumulation of documents for loan approval
  19. Escrow Officer clears appropriate title report items
  20. Escrow provided with verbal instructions and necessary information
  21. Package forwarded for underwriting
  22. Discussion regarding selection of home/fire insurance agent and client's final payment to escrow account
  23. Loan approval
  24. Loan documents ordered
  25. Loan documents delivered to Escrow
  26. Insurance Agent contacted
  27. Discussion regarding moving date
  28. Colleen to provide final instructions to Escrow
  29. Loan closing conditions reviewed with Escrow
  30. Escrow instructions drawn
  31. Escrow instructions signed
  32. Signed loan documents returned to Lender with Insurance Policy
  33. Final walk through scheduled
  34. Funding package reviewed
  35. Loan funds issued
  36. Final funds from Buyer deposited to Escrow
  37. Team decides what final actions are required to close
  38. Walk-through inspections
  39. Documents prepared for recording
  40. Documents recorded with Court House
  41. Escrow Closed, Final accounting, checks written and forwarded, closing statements issued
  42. Call from Escrow
  43. Keys released to New Owner
  44. Celebrate!!!
